February 2018

President's Report

Life is definitely filled with complexities and some make you feel not so optimistic.  One of the saddest parts of life is when good people leave us.  This past Saturday evening, Brandon Bosshardt, Burns Pest Elimination, passed away quietly.  Brandon joined our local association in April 2010 and during his time with BOMA, he served for three years as an Associate Director on the board 2012- 2014.  No one could hold a candle to Brandon's style on the golf course either!  At Brandon’s request, there will be no services.  I am sure BOMA members send prayers and sympathy to his family.  We will miss Brandon.

I hope you were able to join us at the Economic Forecast.  I believe we have some great things to look forward to this year.  It was very interesting to hear the year end stats, the new restaurants opening, the current status of the Rosemont Copper Mine and the trials and tributes of Medial Marijuana.  Thank you to the Economic Forecast Committee, it was great.

The Property Tax process is under review by our state legislature.  The current process allows the Assessor to file a lawsuit after you win an appeal.  This lawsuit can result in a property value higher than your original assessment.  I like to remain optimistic, but this issue hit close to home when the previous owner of my property appealed, won the appeal with the Board of Equalization and then lost the lawsuit filed by the Assessor.  The end result was additional property taxes in excess of $100,000.  SB1101 will not allow the courts decisions on real estate value in an appeal to exceed the amount initially determined by the County Assessor. The law as it currently stands can be punitive in nature to any Landlord that appeals their real estate taxes.  Property Tax Senate Bill 1101 cleared the Senate Finance, Senate Rules and the caucus process.    Please take a moment and write your state legislators to support S.B. 1101.  Our February meeting should prove to be informative about this bill and the property tax appeal process.  We have Alain Harman from Property Evaluations, Inc. joining us.  Invite your owners to attend.

Another optimistic outlook I have maintained is getting more members involved.  Help us make 2018 outstanding and join a committee.  We can use a hand from everyone.

Have an outstanding February.

The 2018 EER Surveys Are Now Open

Participate in the 2018 EER Surveys

Benchmarking your commercial property against others in BOMA International’s Experience Exchange Report (EER) can save you up to 3% each year on operating expenses. The first step to achieving these savings is sharing data from your building or portfolio with this year’s Office EER or Industrial EER survey.

Participating in the 2018 EER surveys unlocks a number of valuable benefits to help you improve your building’s performance, from priority access to and discounts on 2018 report subscriptions to a free top-level Market Snapshot—and much more.

Any commercial property can submit prior-year income and expense data to the 2018 surveys, regardless of whether or not the property is owned or managed by a BOMA member. The online submission form allows most respondents to finish in about 30 minutes, but there’s no need to complete an entire survey at once. Save your answers as you go and return to the form as many times as needed before the March 30 deadline.

Remember: All data submitted is kept in strictest confidence, and only market-level information is published.

Did You Know?

Earn a Two Percent Rebate on Your Home Depot Purchases

BOMA members participating in a national rebate incentive program with The Home Depot have earned more than $10 million in rebates to date — more than $3 million in 2016 alone! You can earn money back on your purchases, too. The Home Depot rebate program offers BOMA members a two percent annual rebate on all qualifying in-store and online pre-tax purchases of thousands of products in Paint, Janitorial, Flooring, Plumbing, Electrical and more, plus other special savings and services, such as dedicated support, delivery, competitive pricing and volume discounts.

There is no cost to enroll in the program. Rebates are distributed annually at the end of the rebate period, which runs through February, and annual purchases must total a minimum of $25,000 to qualify. This program is for commercial accounts only and is open to all BOMA members, including associate members.

Enroll now and start earning money on your company’s Home Depot purchases. Be sure to enter the program code BOMA when you register. If you are already enrolled in the program, be sure your account and payment information is up-to-date so that you don’t miss out on any savings or rebates.
